Construction delay is a recurring problem in infrastructures, particularly in institutions of learning such as Cagayan State University. This research strives to create a model to identify, assess, and predict the influence of delaying factors in university building constructions through an integrated DEMATEL-based System Dynamics method.
They initially determined the highest delay factors from a validated questionnaire completed by construction professionals. The factors were subsequently assessed based on the DEMATEL method to establish their cause-and-effect relationships and influence weights. The DEMATEL results were used as inputs for creating a System Dynamics (SD) model, which simulated the interactions of delay factors over time.
An Excel-based forecasting model was developed with the help of the SD model, and the same model was tested with historical progress data of three finished CSU projects. The model demonstrated a good correspondence between simulated and actual progress curves, and forecasting deviations were well within the 10% acceptable margin. The results indicate the ability of the combined DEMATEL-SD model to facilitate proactive planning and delay mitigation for university construction projects.
